1. Agreement to Terms

By accessing or using Compit.io ("the Service"), operated by Compit.io ("we," "us," or "our"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.

2. Description of Service

Compit.io is a software-as-a-service platform that provides real estate property comparable sales data, automated valuation estimates (ARV), adjustment calculations, and related analytics tools for real estate investors and professionals. The Service is provided on a subscription basis.

3. Accounts & Registration

You must create an account to use the Service. You are responsible for maintaining the security of your account credentials and for all activity under your account. You must provide accurate information during registration. You must be at least 18 years old to use the Service.

4. Subscriptions & Billing

The Service is offered through paid subscription plans with varying usage limits. By subscribing, you authorize us to charge your payment method on a recurring basis (monthly or annually) until you cancel.

Subscription fees are billed in advance and are non-refundable except as required by law.
Usage limits (comps per month) reset on each billing cycle. Unused comps do not roll over.
We reserve the right to change pricing with 30 days' notice. Price changes take effect at your next billing cycle.
Free trials, if offered, convert to paid subscriptions unless canceled before the trial ends.

5. Acceptable Use

You agree not to:

Use the Service for any unlawful purpose or in violation of any applicable laws or regulations.
Resell, redistribute, or sublicense access to the Service or its data without our written consent.
Scrape, crawl, or use automated tools to extract data from the Service beyond normal use of the provided interface.
Attempt to circumvent usage limits, authentication, or security measures.
Use the Service to harass, abuse, or harm others.
Reverse-engineer, decompile, or disassemble any part of the Service.

6. Data & Accuracy Disclaimer

The property data, comparable sales, valuations, and analytics provided by the Service are for informational purposes only and should not be treated as appraisals, financial advice, or investment recommendations. Data is sourced from third-party providers and public records. We do not guarantee the accuracy, completeness, or timeliness of any data. You are solely responsible for verifying information and making your own investment decisions. We are not liable for any losses arising from reliance on data provided by the Service.

7. Intellectual Property

All content, features, functionality, branding, and technology of the Service are owned by Compit.io and are protected by intellectual property laws. Your subscription grants you a limited, non-exclusive, non-transferable license to use the Service for its intended purpose. You may not copy, modify, or create derivative works of the Service.

8. Shared Comp Reports

Certain subscription plans allow you to generate shareable links to comp reports. Shared reports are publicly accessible to anyone with the link. You are responsible for the content you share and for ensuring that sharing does not violate any applicable laws, agreements, or third-party rights.

9. Cancellation & Termination

You may cancel your subscription at any time through your account settings or by contacting us at hello@compit.io. Cancellation takes effect at the end of your current billing period — you retain access until then.

We may suspend or terminate your account at any time if you violate these Terms, engage in fraudulent activity, or for any other reason at our sole discretion. In such cases, no refund is owed.

10. Limitation of Liability

To the maximum extent permitted by law, Compit.io and its officers, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, whether incurred directly or indirectly, arising from your use of the Service. Our total liability for any claim arising from these Terms or the Service shall not exceed the amount you paid us in the 12 months preceding the claim.

11. Disclaimer of Warranties

The Service is provided "as is" and "as available" without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or secure.

12. Indemnification

You agree to indemnify and hold harmless Compit.io from any claims, damages, losses, or expenses (including reasonable attorney's fees) arising from your use of the Service, your violation of these Terms, or your violation of any rights of a third party.

13. Changes to Terms

We may update these Terms at any time. We will notify you of material changes by posting the updated Terms on this page with a new "Last updated" date. Continued use of the Service after changes constitutes acceptance of the revised Terms.

14. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the United States. Any disputes arising from these Terms or the Service shall be resolved in the courts of competent jurisdiction.
