Compit.io pulls live data from MLS-grade property records covering 140M+ properties nationwide, including sold listings, property details, and geographic coordinates. We deliver up-to-date comps with parity to leading property data tools β€” including non-disclosure states.
How does the radius search work? +
We start with a precise 0.25-mile Haversine radius from the subject property's coordinates β€” not a zip code approximation. If fewer than 3 comps are found, we automatically expand to 0.5 miles and try again, just like an appraiser would.
What's the adjustment formula? +
The multiplier is the comp's sale price divided by $300,000. That multiplier times $10,000 gives the adjustment unit. We apply that unit per bedroom difference, per bathroom difference (half bath = 0.5Γ—), per 250 sqft difference, and per 2,500 sqft of lot size difference. Everything is transparent β€” no black boxes.
How is ARV calculated? +
All comps are sorted by adjusted price. We take the top 25% β€” the highest-adjusted comparable sales β€” and average them. This methodology anchors your ARV to what the best comparable evidence actually supports, not just the median of everything in the zip code.
